Substantial Completion - FDNY Testing

Construction is substantially completed and the building is ready for occupancy. The FDNY will conduct its final testing of the building on Wednesday, September 9, 2009.

Furniture deliveries are scheduled over the next few weeks.

Construction is winding down at 22 Washington Square North. Limited exterior work remains to be completed as most of the new construction involves the interior build-up. In the coming weeks the floor materials will be installed, followed by painting, and delivery of furniture and fixtures. There will continue to be daily deliveries and work on Saturdays, but this project remains on schedule for occupancy in early September.

The roof, door, and window installation will be completed in the next few weeks. Utilities are currently being installed and the interior construction continues throughout the building.

In the month of July, NYU will complete installation of the new roofing systems, the new windows, and the new utilities. By the end of the month, most of the work will be confined to the interior build out of the office spaces.

Exterior work not yet scheduled includes the painting of the rear wall (color to be approved by Landmarks) and some additional waterproofing behind 22 WSN.

On Monday, June 1, 2009 equipment will be delivered for the roof, which requires a boom truck on MacDougal Alley that will leave once the delivery is complete. Also beginning next week, a trench will be dug for new utilities.

Framing is almost complete on the lower floors and continues on the upper levels of the building. Over the next few weeks, masonry work will continue on the courtyard and additional brick work in the back of the building on MacDougal Alley is scheduled.

Saturday work is scheduled throughout the month to keep the project on schedule.

The scaffolding in the back of the building has been removed and the concrete for the upper floors is scheduled to be completed next week. Additional work is scheduled on Saturdays and some extended work hours have been scheduled during the week.

The interior buildup continues at 22 Washington Square North as the completion of the floors is projected for May. Once the floors are complete, the construction team will start framing and floor layout.

Scaffolding will remain in the back of the building for the next few weeks as repair work is done to the back windows. There will continue to be periodic deliveries of materials on MacDougal Alley and Washington Square North.

Lead Abatement
April 27, 2009

The rear wall of 22 Washington Square North contains some lead that will be removed beginning on April 28, 2009. In preparations for this work, scaffolding will be installed in the back of the building. Abatement regulations require the University to hire a third party firm to conduct continuous testing of the abatement area. Work will be conducted during normal working hours from 8:00 AM - 6:00 PM. All work is weather dependent so the dates listed may change.

April 17, 2009

Interior, floor by floor construction of 22 Washington Square North has begun. Scaffolding will be installed on the lower rear roof for upcoming window work during the week of April 20, 2009. They will remove and repair windows in the front and rear of the building over the next few weeks.

There will continue to be cement trucks and regular deliveries during this time on MacDougal Alley and Washington Square North. Work hours will be from 8AM-6PM during weekdays. There will also be additional work on Saturday from 9AM-5PM until further notice.

This work is projected to be completed in mid May.

April 1, 2009

The foundation and cellar floors have been poured at 22 Washington Square North. In the coming weeks, work will continue on the elevators and concrete will be poured for the first and second floors. Work in the back of the building will continue as they work on constructing the rear wall and first floor enclosure. Scaffolding will be installed and abatement on the back windows is also scheduled in April.

The construction team will continue working Monday-Friday 8AM-6PM and on Saturdays from 9AM-5PM.

March 20, 2009

On Monday, March 23, 2009 steel deliveries will begin at 22 Washington Square North. These deliveries will continue as they install the columns and frames for the building. There will be additional concrete as the lower floors are being built. Late next week or the week of March 30, 2009 they will begin to frame and construct the rear wall in MacDougal Alley. Saturday work will continue from 9AM-5PM until further notice.

The construction at 22 Washington North is now in the final stages of underpinning and excavation. Over the coming weeks the construction team will begin to install the underground piping and to pour cement in the sub-basement levels. Once the cement has been poured they will install steel and begin interior construction.

We expect this phase to continue through late spring 2009 as the floors are installed from the sub-basement level through the top floor. There will continue to be cement trucks and regular deliveries during this time on MacDougal Alley and Washington Square North.

Work hours will be from 8AM - 6PM during weekdays. There will also be additional work on Saturday beginning on March 14, 2009 from 9AM - 5PM until further notice.

February 27, 2009

Excavation and underpinning is projected to be complete within the next few weeks. During this time, there will continue to be trucks and digging equipment in MacDougal Alley. Once this is complete, contractors are scheduled to begin pouring cement for the sub-cellar and cellar slabs. Cement trucks will be present in MacDougal Alley while pouring these floors. After the foundations are poured, new plumbing pipes will be installed.

There will be no work on Monday, February 16, 2009 in observance of President's Day. Excavation in the back of the building will continue through the end of February. Some of the work in preparation for the new rear wall will require jack hammers.

The front roof and windows of 22 Washington Square North contain some asbestos that will be removed beginning on January 8, 2009. This work will be conducted over the course of two weeks. Work will be conducted during normal working hours from 8:00 AM - 6:00 PM and will be staged from Washington Square North. All work is weather dependent so the dates listed may change.

MacDougal Alley Tree Removal

As part of the planned renovation at 22 Washington Square the two trees on MacDougal Alley will be removed before construction begins.

The University recognizes how important trees are to the quality of life in the neighborhood and is committed to planting two new, healthy trees when construction is completed.

July 30, 2008

The renovation project at 22 Washington Square North has recently completed the first phase of abatement. Over the next two weeks the construction team will begin to mobilize before demolition, which is projected to start on August 6, 2008. Prior to demolition, removal of the remaining furniture and fixtures will take place from July 28, 2008 – August 5, 2008.

During demolition interior fixtures (walls and flooring) as well as exterior fixtures (rear fire escape and brick wall) will be removed. A container will be placed on MacDougal Alley to expedite the removal of debris.

There will also be a sidewalk bridge in front of 22 Washington Square North with a small trailer on top of this bridge throughout the duration of this renovation. The sidewalk will not be closed and will be open for pedestrian traffic. Also, a container will be placed on Washington Square North for additional debris removal.

All work will be conducted during normal working hours (8 AM - 6 PM) and on weekdays. If work will be performed outside of these times or on weekends advance notice will be provided.

Notice to Neighbors: Asbestos Removal at 22 WSN

The interior and exterior of the building contain some asbestos that must be removed prior to any demolition and the start of construction. All of the exterior asbestos (in roofing and window caulk) can be removed without becoming airborne. Interior abatement will have a filtered negative air machine to ensure that the asbestos is removed safely. The filtered negative air machines are located in the rear of the building in MacDougal Alley. These units filter air to ensure it is 99.97% particle free. Furthermore, daily tests of air quality, which are mandated by the Department of Environmental Protection (DEP), are conducted to ensure air quality. The University hires only licensed asbestos removal contractors, and adheres to rigorous DEP standards and policies for all abatement projects.

HOW IS ASBESTOS REMOVED FROM THE BUILDING?
During the removal process, contractors take several city mandated precautions to minimize dispersal of asbestos fibers, including wetting the materials and sealing the building's ventilation system. The contractors place the wet asbestos debris in specially marked bags. Before bringing them out of the abatement area, the sealed bags of debris are washed and then placed in secondary bags that are also marked "Asbestos-Containing Materials". The sealed bags are placed in locked dumpsters before being transported to a secure landfill that accepts asbestos waste. Only the abatement contractors are allowed to enter the abatement area once the project begins.

During the abatement, contractors wear disposable suits, hoods, gloves, shoe covers and respirators. Between the abatement area and the non-abatement area, there is a clean-up/decontamination area where the contractors remove their protective clothing before entering the clean zone. The worker decontamination enclosure is wet and HEPA vacuum cleaned after each shift change and meal break. At no time does a worker exit the abatement area without properly decontaminating himself/herself.

Asbestos abatement regulations require the University to hire a third party firm to conduct continuous air testing for asbestos outside of the abatement area, clearance testing after the area has been cleaned up, and before the area may be reoccupied.

A renovation project at 22 Washington Square North will begin in early June, which will convert the existing office space to a Research Center for the School of Law.

Work is scheduled to commence on June 6, 2008 with a projected completion date in August 2009.

  • Work will be conducted during normal working hours from 8 AM – 6 PM, Monday through Friday. If work is performed outside these hours or on Saturdays then advance notice will be given.
  • The first phase will remove existing interior and limited exterior fixtures (i.e. walls, flooring, rear fire escape).
